Room available in Irish countryside house

I have a double room in a house available for 1 person in the village of Killucan, Westmeath. The room is available for free to Ukrainians eligible for the Accommodation Recognition Payment. No smokers or pets.
I am a 29 year old male living alone but I do have regular guests. I work from home in a dedicated office room so noise needs to be kept to reasonable level from 9am-6pm.
Currently there is no stand-up shower in the main bathroom, just a bath with a handheld shower head. Please see pictures. I am planning to get a proper shower installed but it is not done yet.
The local facilities include: Two newsagents, a pharmacy, a takeaway, a Garda station, a hardware shop, a GAA club, a tennis court and two pubs Just outside the house there is a bus every 2 hours that stops in Mullingar, Athlone, Trim, Navan, Slane and Drogheda A ten minute walk away there is a community centre, another newsagents, a post office, two more takeaways and a school offering courses for adults in childcare, special needs assistance and elderly care
